Lennar seeks to rezone university land for over 250 homes

Lennar Corp. has revealed revised plans to build a residential community on land owned by Barry University in Miami Shores.



The plans for roughly 23.5 acres of vacant land and parking lots that Barry University would sell to the Miami-based homebuilder (NYSE: LEN) have been in the works for several years, and there have been about a dozen public meetings on it. That has led to a significant reduction in density, with the original proposal calling for more than 600 homes.


In the latest proposal by Lennar, the Shores community would have 277 townhouses with two-car garages in two- and three-story buildings. The developer would also set aside 1.5 acres to the village of Miami Shores for a park with a playground and pickleball courts, and grant 1.3 acres for the expansion of Doctors Charter School.


The proposal for the village to establish a “Community Residential District” for the Lennar project will be discussed at a Planning and Zoning Board workshop Sept. 9 and a public workshop Sept. 12.


Lennar hopes to develop the land at 320 N.W. 115th St., extending west almost to Interstate 95. However, the Barry University School of Pediatric Medicine there would remain. The university’s 39.4-acre main campus is on the east side of the development site.


Officials with Lennar couldn’t be reached for comment.


There are few development sites for large townhouse communities east of Interstate 95 in Miami-Dade County, so the Shores site could be a valuable commodity for Lennar. It would also be a significant population increase for the village of Miami Shores, which has about 11,500 residents.
